1. Your state (some programs are statewide, some are city-specific). 2. Your household income bracket (most programs are income-capped, and most buyers qualify). 3. Whether you''ve owned a home in the last three years (most "first-time" programs are actually "haven''t-owned-recently" programs).
A word on grants vs. forgivable loans. Many "grants" are technically second mortgages that are forgiven after you live in the house for 5-10 years. If you leave earlier, you repay some of it. We''ll tell you which is which for every match — this is where most buyers get surprised.
